A Full Home Inspection is a extensive evaluation of a homes entire componant system. Electrical, Exterior and Grounds, HVAC, Interior, Plumbing, Roof, and site conditions that affect the structure. Because this is an extensive evaluation the client should be preared to be on site a minimum of 1-1/2 hours or more. At the conclusion of the inspection the Inspector will discuss the findings with the client, and will follow-up providing a written professional opinion of the home's condition
The Wood Destroying Organism survey of a structure generally required by Mortgager or Lenders to determine if visible evidence of live and / or the presence of damage caused by Wood Destroying Organisms that may exist in a structure. (Service is performed by DL pest control, a Florida state licensed pest control company )

As home age it is often required by Underwriters to undergo a third party evaluation to determine current age and condition
An inspection generally required by Insurance Agencies to determine the current age and condition of the roof, HVAC, plumbing and electrical components of a home prior to insurance coverage being approved. Some components remaining life must be stated and meet Insurance Guidelines and Rules. Often required for homes 15 years and older regardless of date of improvements.
Optional inspection that may qualify the home for additional Insurance Premium Discounts. The Form OIR 1802 REV:1/2012 and inspection are regulated by the State of Florida Office of Insurance Regulation. Only qualified Home Inspectors, specific Contractors or Engineers/Architects are allowed to perform these inspections. The inspection and resulting discounts are good for up to 5 consecutive years.
A separate Roof Certification may also be required by various underwriters of homes more than 15 years old or for homes that have had "Loss Damage" in the past. Regardless of the age of the roof, the Roof Certification can be performed by qualified Home Inspectors, specific Contractors or Engineers/Architects . The Four Point Inspection does not satisfy this requirement.
